House Construction Cost Calculator
What your house will cost to build in 2026. See it broken down by stage of work, or material by material with quantities.
A contractor's rate sets aside about ₹2.96 L for windows.
Medium uPVC across 300 sq ft of opening works out to roughly ₹2.25 L. That sits within the contractor's allowance at this quality level.
Two views of the same estimate
Stage view splits the estimate across the ten stages of the build. It is what you compare against a contractor's quotation, since that is how builders present a schedule of payments. Material view lists the quantities of cement, steel, sand and other materials your build needs, so you can check them before ordering.
How floors affect the cost
Built-up area is your floor plate multiplied by the number of floors, and the per-sq-ft rate for your city and quality is applied to all of it. Material quantities scale with built-up area, and TMT steel rises 4% per extra floor for the heavier columns that additional load requires.
Foundation and footing costs depend on the soil and the footprint, so a site survey will refine this. Adding a floor later also costs more than building it at the outset, since the original foundation may not have been designed to carry it.
The doors line
Doors are counted per unit, at roughly one door per 150 sq ft of built-up area. A 1,500 sq ft plate at G+1 works out to about 20 doors across both floors.
Not every door in an Indian home is uPVC. Main and internal doors are commonly flush or wooden, while uPVC is the usual choice for balcony, bathroom, utility and duct openings where moisture and weather exposure matter. IndiFrame supplies sliding, casement, slide and fold, and duct doors, so the higher end of the range is where a full uPVC specification lands.
Consumption rates used
The window line
Window area defaults to 10% of built-up area, which is also the National Building Code minimum for habitable rooms. The rates on that row are IndiFrame's own 2026 pricing: ₹450 to ₹600 per sq ft for standard white frames with single-pane glass, ₹600 to ₹900 for better profiles and casement designs, and ₹900 to ₹1,500 for double glazing, European hardware and speciality shapes.
A contractor's per-sq-ft rate carries a window allowance of roughly 4%, which assumes basic frames. The box above shows the gap between that allowance and a real uPVC specification. It is the most common mid-project variation claim on an Indian house build.
Common questions
What does house construction cost per sq ft in India in 2026?
Published estimates run from roughly ₹1,800 to ₹5,300 per sq ft, depending on the city and the quality of finish.
How much cement is required for a 1,000 sq ft house?
About 420 bags of 50 kg, at 0.42 bags per sq ft of built-up area.
How much steel is required for 1,000 sq ft?
About 3.8 tonnes of TMT steel, at 3.75 kg per sq ft.
How much sand is required for 1,000 sq ft?
About 1,800 cu ft, at 1.8 cu ft per sq ft.
How many windows does a house need?
Window area defaults to 10% of built-up area. A 1,000 sq ft house has about 100 sq ft of openings, roughly 8 windows of 3 × 4 ft.
Is a G+1 house cheaper per sq ft than a single storey?
It can be, since the foundation is shared, but published rates vary. This calculator applies one per-sq-ft rate to every floor, so ask for a site-specific quote.
How is built-up area calculated for multiple floors?
Floor plate area multiplied by the number of floors. A 1,500 sq ft plate at G+1 is 3,000 sq ft built-up.
Does this include GST and labour?
The rates are all-in per sq ft and include labour and materials. GST is extra.
How accurate is this?
It is a planning estimate based on published city rates. Site, supplier and specification change the real cost, so use it to check a contractor's quotation, not replace it.
